Top team for capital markets in Dallas. Arguably better than Eastdil in the market in terms of deal flow. Comp wise expect to break 100k first year regardless of market, but tons of upside beyond that amount in a good market(not right now). There teams are former HFF so the culture is pretty cut throat and gruelling, but the exit ops are worth it imo
I am friends with multiple analysts and associates on that team and others at top cap markets groups (CBRE, CW,etc.) in Dallas. Base ranges from 60-80k, and your bonus will make your total comp clear six figures. They all confirmed that they will clear six figs this year despite the market.
how many years in are the most junior analysts though? i’m talking about first years out of college. year two analysts barely clearing 6 figures is not necessarily great especially if they’re getting grinded.
Base for some associates is slightly higher than that on average. Based on I what I’ve heard, I would probably say $85,000-$100,000 base salary for the top half of associates sounds a lot more in line with the real figures. Some have hit +$200,000 all in 3 years out of ug.
However, if you’re talking about comp, I can at least shed light on first year analysts ft base + first full year bonus Dallas.
CBRE-TR,I/S,D/E-TR is getting hammered with the current headwinds in the market. This means that some senior brokers are getting their salaries cut in half, or even to zero, while not receiving a bonus. This won’t be the case for analysts and most associates as you’ll always have a base salary while getting bonuses most years with many of them being sizeable in relation to base. Although, there may be a handful of people who get furloughed who then transition to other teams pretty easily. Long story short TR is $60,000ish base with 0%-75% base as bonus depending on the year. I/S&D/E are very comparable in terms of training, although JLL is probably higher by a fair bit in terms of comp in good years.
Eastdil-I/S&D/E-Have a friend who got an offer from here. They didn’t give me exacts, but did give me ranges. Told me between $70,000-$80,000 ft. They have a comp structure similar to IB where they pool bonuses and pay them out, so in great years I’ve heard of people clearing +150% of their base. Shitty years are going to be much much lower… one unfortunate downside of being in a service based role that is incredibly sensitive to changes in the market. Best place to learn capital markets and investment sales though.
BB FO-$80,000 base + 0%-80% of base salary (fluctuates based on the year). Pretty standard for basically all FO BB RE roles in Dallas.
Fortress AM-$80,000ish base, but easily clear six figures with bonus. Most other REPE 200 (i.e. Canyon Partners, Invesco, etc.) shops are pretty similar in terms of all in comp to this so I’ll skip over them.
Exit ops are very solid. Can land to some phenomenal buy side firms. Especially with there being such a large REPE and Dev presence in the city. Fortress is essentially HQ'd there in addition to many other firms who have moved to the city for tax purposes.

Take a look on LinkedIn tho. There’s only 4 JLL alums at fortress and most are international.
