Phoenix AZ - Who is the best boutique local PM?
Hoping to get some good advice here.
Who is the best sub-institutional / boutique property management group in Phoenix AZ?
We have been having issues with our properties (20-30 Units) and need to make a change.
We have been burnt working with the lowest bid groups - at this point we just want to plug in the best or most experienced operator in town.
Any input and advice would be greatly appreciated.
Based on the most helpful WSO content, it seems there isn't a direct mention of specific boutique property management groups in Phoenix, AZ, especially tailored to sub-institutional or boutique properties of 20-30 units. However, it's crucial to approach this situation by considering general advice on selecting a property management firm, which can be inferred from discussions around real estate investments and management on the platform.
When looking for a top-notch property management company, especially after experiencing issues with previous managers, it's essential to focus on firms known for their quality of service rather than just the cost. Here are a few steps you might consider based on insights from the WSO community:
Research and Referrals: Start by asking for referrals from local real estate investors, real estate forums, and networks. Personal recommendations can lead you to experienced operators who have proven their worth in the field.
Experience and Track Record: Look for firms with a solid track record managing similar properties in Phoenix. Experience in the local market is crucial as it ensures the firm is familiar with local regulations, market trends, and has established relationships with reliable contractors and service providers.
Comprehensive Services: Ensure the firm offers a full range of property management services, including tenant screening, leasing, maintenance, and financial reporting. A firm that can provide a comprehensive service package will help streamline operations and ensure all aspects of your property are well-managed.
Communication and Transparency: Choose a firm known for its communication and transparency. Regular updates and easy accessibility can make a significant difference in how smoothly your properties are managed.
Reviews and References: Don’t hesitate to ask for references and check online reviews. Hearing directly from other property owners who have worked with the firm can provide valuable insights into their reliability and quality of service.
While this advice doesn't pinpoint a specific boutique property management group in Phoenix, AZ, it sets a framework for finding a reputable and experienced operator. Given the unique challenges and opportunities in managing sub-institutional properties, prioritizing experience, reputation, and the breadth of services will be key in making a successful transition to a new property management firm.

We are one of the largest owners of under 100 unit projects in Phoenix. Send me a DM - we are super happy with our property manager.
Curious as well, share for all. I’m sure they’d appreciate it.
The owner's of the PM company just sold to Poplar but there is a specific property manager that is worth their salt and then some.
Sorry already dealt with that company and they’re a disaster. Accounting was a total mess - never balanced and ran one of our properties into the ground.
Fair enough. We are happy with our specific property manager (like mentioned) but to your point their back end monthly accounting is just "okay".
